What does the rent include?

The rent is for the suite itself, shown per calendar month plus VAT. On top of that there is a service charge towards the running of the shared parts of the building, set for each suite and agreed with you when you take it. Each suite has its own electricity meter, so you pay for what you use, at cost. Water is included, except in the business units at 55 Victoria Road, where it is metered.

Who pays the business rates?

You do, to Mid Sussex District Council. Many of our suites are small enough for small business rates relief, which can mean paying nothing. The council decides, so check with them for the suite you are looking at.

Lease or licence: which is it?

Either. A licence is the simpler, shorter agreement and suits most small businesses. A lease suits a longer stay. We agree which when you take the suite. On a licence, the notice to leave is three months. A new tenant pays a deposit of three months’ rent. Both are set out in the agreement, so there are no surprises.

Can I see a suite first?

Yes. Ring 01444 675195 or send us a WhatsApp and we will show you round. Our office is at KBF House on Victoria Road in Burgess Hill, and Kings House and NBK House are on the same road, so viewings are easy to fit in.

Is there parking?

It depends on the suite and the building. Some suites come with an allocated space; others have parking nearby. Ask about the suite you are interested in and we will tell you exactly what comes with it.

What is shared in the building?

Each building has a kitchen and toilets shared by the suites on that floor, and KBF House has a lift. You get your own suite with its own door.

Can I get into my suite at any time?

Yes. You can get into your suite at any time, day or night, 24 hours a day.

Can I take more than one suite?

Yes. Several of our tenants rent two or more, and some suites connect through internal doors, so a growing business can take the next one along. One invoice covers all of them.

How do I move in?

Three steps: get in touch with the size you need, look round, then we agree the terms and you get the keys. You deal with the owner throughout.

Where are the buildings?

Kings House (68 Victoria Road), NBK House (64a Victoria Road), KBF House and the business units (55 Victoria Road), all in Burgess Hill, RH15 9LH, and 8 Bridge Road Business Park in Haywards Heath. Our office is Suite G, KBF House.
