We own three office buildings on Victoria Road in Burgess Hill: Kings House at 68 Victoria Road, NBK House at 64a Victoria Road and KBF House at 55 Victoria Road. All three share the postcode RH15 9LH. What the three buildings have in common

In every building you get your own suite with its own door. Each building has a kitchen and toilets shared by the suites on that floor.

You can get into your suite at any time, day or night, 24 hours a day.

All our office suites come with allocated on-site parking, and there is more on-street parking nearby. The number of allocated spaces varies from suite to suite, so ask us to confirm the parking for any suite you are interested in.

Each suite has its own electricity meter, so you pay for what you use, at cost. Water is included in the office suites.

You can take more than one suite. Several of our tenants rent two or more, and some suites connect through internal doors, so a growing business can take the next one along. One invoice covers all of them.

Because the three buildings are on the same road, viewings are easy to fit in. Our own office is at Suite G, KBF House.

Kings House, 68 Victoria Road

Kings House has offices from 200 sq ft to 800 sq ft. It also has two commercial units of approximately 2,500 sq ft each.

As an example, our website lists Suite B, Kings House, a 500 sq ft office suite at £770 + VAT per month.

NBK House, 64a Victoria Road

NBK House has office suites from 250 sq ft to 800 sq ft, and one business unit of approximately 2,030 sq ft.

Suite B3, a 275 sq ft office suite at £425 + VAT per month
Suite B2, a 325 sq ft office suite at £500 + VAT per month
Suite C, a 650 sq ft office suite with air conditioning at £1,000 + VAT per month

The smaller suites here suit a sole trader or a small team who want a room of their own without paying for space they will not use.

KBF House, 55 Victoria Road

KBF House offers office suites from approximately 200 sq ft to 1,500 sq ft. It is the building with a lift.

Suites A, B and C at KBF House are three connecting 500 sq ft office suites. You can take one, two or all three, up to 1,500 sq ft, which makes them a good fit if you expect to grow. They come with use of the lift, kitchen and WCs, on a lease or a licence.

The business units at 55 Victoria Road range from approximately 1,000 sq ft to 5,000 sq ft and are suitable for a range of commercial uses.

Business Rates

Business rates are the tenant’s responsibility and are payable to Mid Sussex District Council where applicable. Many of our smaller office suites may qualify for Small Business Rate Relief, which could mean paying no business rates at all.

For the 2026/27 tax year, a business whose only property has a rateable value of £12,000 or less gets 100% relief and pays no business rates. Between £12,001 and £15,000, relief falls gradually from 100% to 0% on a sliding scale.

Rateable values are set by the Valuation Office Agency. The latest revaluation took effect on 1 April 2026. Before you choose a suite, you can look up its rateable value using the Find a Business Rates Valuation service on GOV.UK, which lets you compare the likely rates bill for suites in each building.
